UNNATI FORTUNE GROUP WELCOMES DECISION OF SBI AND HDFC TO REDUCE INTEREST RATES ON HOUSING LOANS AHEAD OF DIWALI SEASON

UNNATI FORTUNE GROUP TO ANNOUNCE DIWALI BONANZA FOR HOME BUYERS
The decision of the State Bank of India, country’s biggest bank, to slash interest rates on housing loans up to 0.15 per cent and remove the slabs for advances ahead of festive Diwali season has brought cheers to many aspiring home buyers.
Besides SBI, HDFC has also reduced interest rates on loans above Rs. 75 lakh to 10.15 per cent.
As per SBI, home loan of any amount would now be available at 10.15 per cent whereas for women borrowers, the rate of interest would be 10.10 per cent. The base rate, or the minimum lending rate below which the bank cannot lend, is 10 per cent. SBI has also now removed two home loan slabs – under Rs. 75 lakh and above Rs. 75 lakh.
SBI has now decided to offer uniform interest rate on home loans with effect from August 26, irrespective of the loan amount.

Want to gift someone a property?

Yes, Indian laws do allow gifting of a property. Under section 122 of the Transfer of Property Act, 1882, one can transfer immovable property through a gift deed. The deed should contain one’s details as well as those of the recipient. However, section 123 of the Act says gifting a property is valid only if the documents of transfer are registered with the local magistrate or the registrar. The registration is done in the presence of two witnesses.

As in the case of buying a property, you need to pay stamp duty to the registrar. State governments offer a concession on stamp duty rates if the property is gifted to blood relatives, although this varies from state to state. When the property is gifted to a person outside the family, the stamp duty is higher and is applicable according to the rules of a normal transfer of property.

What’s good for home buyers in this year’s budget?

This year’s budget has a lot of welcome proposals for the real estate sector, especially for a residential investment point of view.

The sector is likely to be stimulated by the proposed increase in tax deduction for home loan payments on self-occupied houses. The budget proposes an aggregate annual increase of INR100,000 in deduction from taxable income – the deduction for interest payment on housing loans has been increased to INR200,000 from INR150,000 and that under Sec. 80C (which includes principal repayment on housing loans) to INR150,000 from INR100,000.

To put things in perspective, for a person who has an INR2.0m loan carrying a 10.5% interest rate and repayable over 15 years, the reduction in monthly outflow would be about 11%.
